Realtor wants to capitalize on opportunities
An experienced Realtor was doing a couple of minor rehabs a year. He saw many opportunities in his local area that he was not able to take advantage of because he needed cash. We took a look at his past projects and his rehab capabilities. Together we worked out a program so that he could take advantage of potential opportunities and make CASH offers with confidence. Over the next year he rehabbed 3 single family homes and did a complete gut rehab on a 4 unit. A very successful year!
South side investor needs reliable funding for rehabs
An experienced rehabber wanted to grow his business. Rehab funding was hard to find from conventional lenders. His current private investor had high rates with very short terms. There were opportunities being presented that needed quick cash closings with realistic terms. We reviewed the companyâs business plan and his future needs. Together we developed a program to meet those needs. With a known credit line to tap, he was able to make cash offers with confidence that the funds were going to be available to close. He was able to get and close deals that his competitors couldnât. Over the course of the next year we closed over 36 properties totaling over $4,000,000 in retail value.
Condo Developer needs very creative funding
A very experienced condo developer had put together options to purchase on 96 condo units in a western suburb. He had created a very unique plan. The problem was a conventional lender couldnât get the collateral they needed to fund the project. We worked with the developer to understand the project and his goals. We developed a workable program for both of us and we funded the project. His project was very successful and he moved on to a 150-unit development nearby.
